It is the obligation of the Board of Directors to ensure that each Homeowner in our Community is adhering to the Declaration of Covenants, Restrictions and Easements (CRE’s) set forth in our Documents.
We have been working with the Architectural Review Committee (ARC) to record violations within the Community and send notices to those in violation. We have seen many improvements, and will continue to take whatever action is necessary to be sure that violations are corrected. A full copy of the Documents is available under the Forms/Docs tab.
In talking with our neighbors, we find some confusion or questions on restrictions in the Documents, so we have answered some of the more frequently asked questions in the following Q&A format.

A copy of the ARC Request Form is available on the website in the Forms section or one can be requested via email or in writing using the contact information above. The completed request should be mailed back to the ARC/Board or can be scanned and attached to an email.
Any homeowner can report a violation to the Board using the contact information above. The information will be passed to the ARC and they will handle it like all other violations.
Any change to exterior house or shingle color as well as driveway painting must be reviewed by the ARC and approved by the Board before any work can start.
All fencing requests require approval and must fall within the guidelines approved by the Board of Directors. Submit a completed ARC Change Request form and allow ample time for the board to meet and vote on the request.
It is the Board's opinion that the six parking spaces available to each home (using the garage and driveway space) is sufficient for a single family home. Maintaining the required slopes and easements around driveways and between homes becomes problematic for most homes in Caloosa Trace.
No vehicles of any kind may be parked between the paved road and the residence or in the front or side yard of any lot. Private automobiles of residents and their guests may be parked in the driveway and garage only.
Boats, trailers, motor homes or other vehicles cannot be parked outside of any residence. They may be kept completely inside the attached garage and the garage door must remain closed except for entry and exit.
No animals other than 2 dogs weighing a total of no more than 90 pounds or two cats or 4 birds may be kept at any residence.
Businesses or commercial uses are specifically prohibited in Caloosa Trace
